About the Position
Evolv NW, LLC is seeking an experienced Senior Architectural Designer / Drafter who can independently develop residential and light commercial projects from a simple concept through a complete, coordinated construction drawing set.
The ideal candidate has broad, practical experience with wood-frame and steel-frame construction and can resolve design and documentation issues with minimal day-to-day oversight. You must be comfortable developing drawings from preliminary sketches, client direction, and existing conditions—not relying solely on detailed redlines to move a project forward.
Our work includes single-family homes, multifamily housing, commercial tenant improvements, retail, mixed-use developments, additions, renovations, and other residential and light commercial projects throughout the Pacific Northwest and Alaska.
Responsibilities
- Independently advance assigned projects from preliminary concepts through complete permit and construction drawing sets, with review by the responsible architect or engineer.
- Develop functional layouts and buildable design solutions based on project goals, existing conditions, code requirements, and construction methods.
- Prepare complete architectural drawing sets, including:
- Floor plans, site plans, and exterior elevations.
- Code studies, life-safety plans, and accessibility/ADA plans and details.
- Reflected ceiling plans and roof plans.
- Building sections, wall sections, and wall assemblies.
- Interior and exterior construction details.
- Door, window, and finish schedules.
- Drawing notes and other documentation necessary for a complete set.
- Research and document applicable building codes, zoning requirements, accessibility standards, and permitting requirements.
- Select and accurately document fire-rated wall, floor/ceiling, and roof/ceiling assemblies using the Gypsum Association Fire Resistance Design Manual (GA-600), UL designs, and applicable manufacturer documentation.
- Prepare existing-condition and as-built drawings from field information, measurements, photographs, and available records.
- Provide structural drafting under the direction of a structural engineer, including foundation plans, wood-framing plans, structural sections, connection details, and related schedules and notes.
- Apply an understanding of structural wood framing for residential and light commercial buildings to architectural detailing and coordination.
- Coordinate architectural drawings with structural, civil, mechanical, electrical, plumbing, and other consultant documents.
- Review your work for accuracy, constructability, consistency, and completeness before submitting it for project review.
- Incorporate review comments, respond to permit corrections, and maintain coordinated drawing revisions.
- Manage multiple assignments and deadlines while communicating progress, questions, and issues promptly in a remote environment.
Required Qualifications
- Demonstrated experience independently developing residential and light commercial projects from concept through complete construction documents.
- Varied experience with wood-frame and steel-frame construction, including how assemblies, connections, and building systems are represented in drawings.
- Proficiency in AutoCAD and/or Revit, with the ability to produce organized, efficient drawing sets.
- Strong knowledge of architectural drawing standards, construction detailing, and permit documentation.
- Ability to perform code studies and apply building code, accessibility, and life-safety requirements to project drawings.
- Experience identifying and documenting appropriate GA and UL fire-rated assemblies, including continuity and coordination at intersections and penetrations.
- Practical understanding of residential and light commercial structural wood framing, including foundations, bearing walls, beams, headers, floor systems, roof systems, and load paths.
- Ability to interpret engineering direction and accurately prepare structural drawings without assuming responsibility for engineering design.
- Ability to anticipate missing information, identify conflicts, propose solutions, and recognize when architect or engineer input is required.
- Strong organizational skills, attention to detail, and dependable follow-through.
- Clear written and verbal communication and the ability to work independently with minimal oversight.
- Reliable internet connection and a computer capable of efficiently running the required architectural software.
Preferred Experience
- Projects in Washington, Oregon, and Alaska, but all US locations accepted
- Single-family residential design, additions, and remodels.
- Multifamily and affordable housing.
- Commercial tenant improvements, retail, and restaurant projects.
- Existing-building renovations and mixed-use developments.
- Direct consultant coordination and permit-comment responses.
