Facilities Maintenance Technician

Status: Non-exempt

Department: Facilities

Shift: 1st Monday to Friday

Position Summary

The Maintenance Technician is responsible for maintaining the appearance, functionality, and safety of company buildings, grounds, and supporting infrastructure including gas facility distribution, water and sewage systems.

This position performs routine maintenance, repairs, inspections, vendor coordination, and general facility upkeep to ensure a clean, safe, and efficient work environment for employees, customers, and visitors.

Core Duties and Responsibilities

Building Maintenance

  • Perform routine inspections of buildings, grounds, and common areas to identify maintenance needs and safety concerns.
  • Complete basic repairs involving doors, windows, walls, flooring, ceilings, fixtures, and furnishings.
  • Replace light bulbs, ceiling tiles, filters, weather stripping, and other building components as needed.
  • Assist with minor plumbing repairs such as replacing faucets, unclogging drains, and repairing leaks.
  • Assist with basic electrical maintenance such as replacing switches, outlets, and lighting fixtures when qualified to do so.
  • Perform painting, patching, and general carpentry work.
  • Support office moves, furniture assembly, and workspace setup activities.

Grounds & Exterior Maintenance

  • Maintain the cleanliness and appearance of the facility exterior, parking lots, sidewalks, and entrances.
  • Remove litter, debris, and other hazards from company property.
  • Inspect fencing, signage, exterior lighting, and other outdoor structures for repair needs.
  • Coordinate repairs and upkeep of exterior areas to maintain a safe and professional appearance.

Preventive Maintenance

  • Perform scheduled preventive maintenance activities on building systems and equipment.
  • Conduct routine inspections of HVAC systems and replace filters as required.
  • Identify maintenance concerns and initiate corrective actions to prevent equipment or facility failures.
  • Maintain accurate maintenance records, work orders, and inspection logs.

Vendor and Contractor Coordination

  • Coordinate and monitor work performed by external vendors, contractors, and service providers.
  • Schedule facility services such as HVAC, pest control, cleaning, waste removal, or repair activities.
  • Escort vendors and contractors as required and ensure compliance with site safety and security requirements.
  • Verify completed work meets quality, safety, and operational expectations.
  • Maintain service records, contractor documentation, and vendor contact information.
  • Communicate facility issues and project status updates to management.

Safety and Compliance

  • Ensure buildings and grounds comply with company safety standards and regulations.
  • Report hazards, damage, and facility concerns promptly.
  • Follow all environmental, health, and safety procedures.
  • Maintain safe operation of tools, equipment, and maintenance vehicles.
  • Participate in emergency response activities and facility-related support as needed.

Additional Responsibilities

  • Receive, organize, and transport maintenance supplies and materials.
  • Assist with inventory management of maintenance parts and supplies.
  • Support facility improvement projects and workspace modifications.
  • Perform other duties as assigned.

Education and Experience

  • High School Diploma or GED required; technical training, apprenticeship, or trade certification preferred.
  • Minimum 5 years of experience in building maintenance, facilities operations, property maintenance, construction, or a related field.
  • Experience coordinating vendors, contractors, and third-party service providers required.
  • Experience managing preventative maintenance programs and work order systems preferred.
  • Experience supporting commercial, manufacturing, industrial, or multi-building facilities preferred.
  • Strong knowledge of building systems, including HVAC, plumbing, electrical, fire protection, life safety, security, and general mechanical systems.
  • Working knowledge of preventative maintenance practices and facility asset management.
  • Ability to assess facility issues, determine appropriate corrective actions, and coordinate repairs through internal resources or external vendors.
  • Understanding of contractor management, vendor oversight, permit requirements, and safe work practices.
  • Ability to review vendor proposals, quotes, and service recommendations and communicate findings to management.
  • Strong project coordination and organizational skills with the ability to manage multiple priorities simultaneously.
  • Proficiency with computerized maintenance management systems (CMMS), work order systems, and Microsoft Office applications.
  • Strong communication and interpersonal skills with the ability to effectively interact with employees, contractors, suppliers, and leadership.
  • Ability to work independently, exercise sound judgment, and make decisions regarding facility maintenance priorities.

Physical Requirements

  • Frequently lift, carry, push, and pull up to 50 pounds.
  • Stand, walk, bend, kneel, reach, climb ladders, and work at heights.
  • Ability to work indoors and outdoors in varying environmental conditions.
  • Ability to safely operate maintenance equipment and vehicles as required.

Pay Rate:

$23. 50 - $34. 00
