Leasing & Property Operations Manager — Oh La La Salon Studios

Oh La La Salon Studios in Ladson, SC is hiring a reliable and organized Leasing & Property Operations Manager.

This is a position working Monday–Friday, 11:00 AM–5:00 PM, for approximately 30 hours per week. The manager works on-site Monday, Wednesday, and Friday, and remotely Tuesday and Thursday. The manager must come on-site for scheduled tours, appointments, or property issues when needed.

Compensation:​ $18/hour, plus an earned monthly performance bonus of up to $800 and an additional $100 for each qualified room lease. A qualified-room bonus is paid after the lease is signed, the deposit and first rent are paid, the tenant moves in, and the tenant remains for 30 days. Bonuses are performance-based and not guaranteed.

Responsibilities:​

• Respond to prospective tenants and conduct tours
• Process applications and coordinate applicant screening
• Help lease current vacant rooms within 30 days
• Onboard and support tenants
• Track rent, late balances, deposits, and lease dates in Buildium
• Send approved rent reminders
• Coordinate approved maintenance and vendors
• Track licenses, insurance, and required tenant documents
• Prepare weekly reports for ownership
• Review recorded calls from My AI Front Desk and document follow-up in Buildium

Requirements:​

• Comfortable using computer systems
• Able to protect confidential information
• Property, leasing, hospitality, customer-service, or administrative experience preferred
• Salon experience is not required

The manager does not independently approve spending, change rent, offer discounts, approve payment plans, change lease terms, issue refunds, or begin eviction proceedings. Ownership approves financial and legal decisions.
