Our team is close-knit and hands-on, and we value people who take ownership, communicate well and care about doing things right and jumping in where needed.
When you join TLC, you’ll grow your career with a company that’s local, invested in its people and committed to making renting in Chicago a better experience.
About the role

- Assist with annual operating and capital budgets with property managers, directors of maintenance, and track monthly budget-to-actual variances
- Prepare monthly, quarterly and annual reporting for ownership, lenders and investors, including property P&Ls, variance commentary, KPI dashboards and lender compliance reports
- Analyze rent rolls, occupancy, delinquency and leasing trends to flag risks and opportunities
- Underwrite acquisitions and refinancings: gather market comps, review offering memorandums and support due diligence
- Monitor loan covenants, debt service coverage and reserve requirements
- Analyze mortgage financing: compare loan quotes and terms, model refinancing scenarios, track rate resets and maturities, and maintain the portfolio debt schedule
- Evaluate when needed commercial lease offers within our portfolio including annual reconciliations of various leases and association memberships
- Support ad-hoc analysis requests from leadership
