Job description

About this role

About SPI Rentals SPI Rentals is a full-service vacation rental management company on South Padre Island. We manage more than 200 short-term rental homes and condos for owners who expect their properties to be well maintained and guest-ready every time.

The Role

We’re hiring an Operations Manager to oversee our maintenance and inspection operations from start to finish. You’ll lead our team of maintenance technicians, supervisors and inspectors. You’ll be in the field regularly checking property condition, and you’ll be the person owners trust for clear, practical recommendations about their homes.

This is a hands-on leadership role, and we’ll measure you on results: properties that pass inspection, repairs completed on time, proactive owner communication, and a team that owns its portfolio.

What You’ll Do

  • Manage the team of maintenance technicians, supervisors and inspectors: hire, train, schedule, assign work, set priorities and follow up until jobs are done
  • Spend regular time in the field checking property condition, spotting deferred maintenance and verifying the quality of completed work
  • Talk directly with owners about property condition and recommend repairs, upgrades and preventive work, with clear estimates and next steps
  • Hold team members accountable for proactive outreach to the owners of the properties assigned to them, and track that it happens consistently
  • Own the post-checkout and periodic inspection process so every unit is guest-ready, and catch and resolve problems before guests arrive
  • Manage the work order pipeline from intake through completion, with accurate time, materials and photo documentation
  • Make sure billable work is captured and coded correctly so owner charges are accurate
  • Evaluate and improve our current systems and procedures, and build, document and enforce SOPs and checklists for maintenance, inspections and preventive care
  • Run preventive maintenance programs suited to a coastal environment (HVAC, plumbing, appliances, salt-air corrosion, hurricane prep)
  • Manage the vendor and contractor network: sourcing, scheduling, quality control, pricing and invoice review
  • Coordinate with Housekeeping, Guest Services and management on turnovers, guest-reported issues and owner requests
  • Track and report on KPIs such as response and completion times, inspection pass rates, open work orders and owner contact rates

What We’re Looking For

  • 3+ years managing maintenance, facilities or property operations; short-term rental, hospitality or multi-unit residential experience strongly preferred
  • Proven ability to lead field teams of techs, supervisors and inspectors, and to hold people accountable for quality, deadlines and owner communication
  • Working knowledge of residential systems (HVAC, plumbing, electrical, appliances, general repairs)
  • Highly organized, with a strong grasp of process and the follow-through to keep many properties moving at once
  • Comfortable with operations software; experience with property management or work order platforms is a plus
  • Clear, professional written and verbal communication with staff, vendors and owners
  • Valid Texas driver’s license, reliable transportation and ability to pass a background check
  • Ability to work on-site across the island and climb stairs and ladders

Nice to Have

  • Bilingual (English/Spanish)

Pay: $45,000.00 - $55,000.00 per year

Work Location: In person
