About this role
Senior Financial Analyst
Real Estate & Asset Management
Silva Properties | San Antonio, TX | Full-Time, In-Person
Reports directly to the Founder
About Silva Properties
Silva Properties provides hands-on asset management for multifamily properties, improving operations, growing NOI, and increasing long-term value. We own and operate our own properties and provide asset management services to third-party owners.
We make money on performance, not fees.
Our mission is simple
We build safe and beautiful homes.
The Role
We're looking for a Senior Financial Analyst to help build the financial foundation of Silva Properties as we grow.
We're building a different approach to real estate asset management, using performance-based compensation, technology, and proprietary operating systems to challenge how the industry has traditionally worked.
You'll work directly with the founder to develop financial models, evaluate investments, improve business operations, and help design our internal software. We're looking for someone who can think beyond the numbers, challenge conventional thinking, and help us build something disruptive.
Key Responsibilities
Financial Planning & Forecasting
- Develop and maintain five-year financial plans and operating budgets for each property and Silva Properties.
- Forecast cash flow, NOI, capital expenditures, debt service, and investment returns.
- Build financial scenarios to guide capital allocation and strategic decisions.
Company Profitability & Growth
- Model company overhead, staffing, owner compensation, break-even, and growth requirements.
- Evaluate management fee structures, performance incentives, and property-level profitability.
- Develop performance-based employee compensation structures that align incentives with financial and operational results.
Financial Analysis & Reporting
- Analyze financial statements, rent rolls, operating expenses, and property performance.
- Produce monthly financial reports, trailing-12-month results, budgets, and variance analyses.
- Identify opportunities to increase revenue, reduce expenses, and improve operating efficiency.
Accounting, Systems & Software Development
- Design and improve financial controls, accounting workflows, reconciliations, and reporting systems.
- Work with accounting providers and operations to ensure accurate financial data.
- Lead the development of business and functional requirements for Silva Properties' internal software.
- Collaborate directly with software developers to design workflows, automate processes, test functionality, and implement new tools.
- Identify opportunities to integrate property management, accounting, and operational data into more efficient systems.
Investment Analysis & Acquisitions
- Underwrite potential real estate acquisitions, evaluating financing, cash flow, capital requirements, and investment returns.
- Develop financial models for outside investment offerings, partnership structures, and investor distributions.
- Evaluate investment opportunities and support long-term portfolio growth strategies.
Qualifications
- Strong background in financial analysis, accounting, finance, or business operations.
- Advanced Excel and financial modeling skills, with the ability to build models from scratch.
- Strong understanding of financial statements, cash flow, budgeting, forecasting, and business profitability.
- Entrepreneurial mindset with a demonstrated ability to challenge conventional thinking and develop better ways of doing things.
- Comfortable working with technology, designing business processes, and collaborating with software developers.
- Independent problem-solver who takes ownership, asks questions, and turns ideas into actionable solutions.
- Experience in real estate, asset management, or software development projects is a plus, but not required.
Who Will Thrive Here
We're looking for someone who is exceptionally analytical, curious, and resourceful. Someone who enjoys solving complex problems, building systems, and challenging the way things have always been done.
This is an opportunity to help build a growing company, not just manage its finances. We want someone who brings ideas to the table, takes ownership of their work, and is excited about using technology and innovative business models to change how an industry operates.
