On-Call Maintenance & Operations Manager for Luxury Airbnb Properties (RDU)

Job Summary:

This role requires a highly responsible and flexible individual who is ON-CALL 24/7 to handle urgent issues that arise at our luxury Airbnb properties in the Raleigh–Durham area. The manager must be prepared to respond promptly to issues during nights, weekends, and holidays, ensuring that guest experiences are not disrupted.

The position involves overseeing property maintenance, coordinating repairs, and managing vendor relationships, all while maintaining a detailed record of work and issues. The manager will also perform inspections, troubleshoot systems, and step in to assist team members as needed.

Reliable transportation and availability outside standard hours are essential to effectively manage urgent situations and maintain the high standards of our properties.

Responsibilities:

• Oversee all property maintenance, repairs, and preventive schedules
• Source, vet, and supervise contractors and vendors; hold them accountable for quality and timelines
• Perform or supervise light handyman work and troubleshoot home systems (appliances, HVAC, smart tech, etc.)
• Inspect properties after cleans and before guest arrivals to ensure 5-star readiness
• Manage turnovers and restocking with cleaners and assistants
• Track and document all work, issues, and projects in Asana
• Maintain inventories, purchase supplies, and manage budgets efficiently
• Communicate with guests or Airbnb when urgent issues arise
• Anticipate problems and create systems to prevent them
• Provide weekly operational reports to the owner

Qualifications:

• 3+ years of hands-on property, facilities, or maintenance management experience
• 3+ years of operations management experience
• Strong working knowledge of residential systems (plumbing, electrical, HVAC, appliances, smart tech)
• Proven ability to manage vendors, cleaners, and assistants
• Exceptionally organized, detail-oriented, and accountable
• Comfortable using technology and project-management tools (Asana, Google Workspace, etc.)
• Positive, solutions-oriented attitude; calm under pressure
• Reliable transportation and residency in the Raleigh–Durham area
• Availability for after-hours emergencies

Job Type: Part-time

Pay: $25.00 per hour
